Protect Your Commercial Property in Indianapolis

There are quite a few reasons why you should seal & waterproof your commercial property. There’s the most obvious one.  Any property, whether it is commercial or not, should be waterproofed and sealed to avert damage from flooding or leaks. With commercial properties, there’s a need for more watchfulness. If there is any damage to the property, it can damage someone’s means of support.

Fortunately, it’s not that difficult to make sure you seal and waterproof the property. There are a few areas that are more susceptible to taking damage from water. These areas will require some extra careful attention and specific methods of waterproofing and sealing.

1. Waterproofing and Sealing – Above Grade and Below Grade

Waterproofing and sealing the part of the commercial property that is the overhead of the surface level can include checking the doors and windows that need to be waterproofed and sealed. It can also mean to check to be sure there are not any cracks on the walls of the building’s front. Water could easily get in and cause extensive damage to the exterior and interior walls. Different types of sealants and coatings can be used. It all depends on the type of material the building is made of. There are sealants that are specifically used for concrete, and other sealants that are used for bricks. The doors and windows can be looked at to determine where their weak spots are. Once you find the weak spots, you can determine how to fix them.

Waterproofing the part of the commercial property that is below surface level is a little more difficult. This is because there are more arrangements that need to be made to make sure the foundation of the property and the wall portions that are below the surface are waterproofed and sealed. This can often include digging below the foundation of the building and making slopes that will avert water buildup.

2. Parking Lots and Deck Waterproofing and Sealing

Parking lots and decks can take a lot of beating from the elements. That’s not all these areas experience. There is also the matter of cars leaking fuel or oil on them, which can cause damage and staining. To keep that from occurring, parking lot and deck waterproofing and repair are quite important for damage control, and cracks should be sealed as soon as they appear. If the parking lot or deck is damaged massively, it can be entirely resurfaced by using an epoxy coating that repairs cracks, a methyl methacrylate top coating which can increase the durability, and urethane which protects the lot from water intrusion.

3. Patio and Balcony Waterproofing and Sealing

Even if the balcony or patio of your commercial building is less or more covered by a roof, it won’t stop the rain from coming down at an angle and getting onto the balcony or patio. These building’s external features are exposed to all the weather elements, which means they will eventually become damaged if they are do not have proper waterproofing or sealing coats. If the flooring is severely damaged, it does need to be repaired.

4. Positive and Negative Side Waterproofing

Positive side waterproofing is used to describe the waterproofing on the side of a structure where the water is flowing from – that is, the exterior of the property. This is a process in which the exterior walls are coated with a water-resistant coating and sheaths which will avert water from entering either the foundation or walls. It is the most effective and efficient way of preventing water damage.

Negative-side waterproofing is keeping the water out of an area that’s part of the interior, like a basement or room. It diverges from positive side waterproofing because it’s only used on the side opposite from which the water is approaching, meaning that it’s used from the interior. This implies that water has already found a way through the foundation or wall and negative side waterproofing doesn’t address the other types of issues – it just averts water from moving further. Negative waterproofing is often more of a temporary remedy for the water problems. But it is still quite effective.
